The following example design is for the conversion of an existing double garage forming an additional bedroom.
The owners of the home wished for one of their children to have their own space whilst attending university and to have low cost accommodation whilst saving for a house of their own.
The existing features of the garage were captured and used to work around legal ceiling height issues as well as providing a study nook.
The end result was effectively a studio flat with enough space for a large bed, seating, media wall, a generous unsuited and walk in robe.
Closing in a wide garage door and matching it in with the existing house and looking right, can often be a challenge, there are occasions when its a better option to use a contrasting break, in this case, two windows are separated by vertical feature battens, then windows are set into weather boarded walls with rendered plinths below.
It would have been possible to have used taller windows however it was also important to have as much furnishable wall as possible. Doors were not a practical option to the front of the garage conversion as the floor needed to be raised to achieve sufficient freeboard (Height above external ground). This would have meant low doors that would have felt uncomfortable to use.
In the future should the owners wish to rent out or AirBNB the studio flat formed from the garage conversion, the study nook could be converted to a private entrance where there is sufficient head room to install a door.

The existing garage had a wide garage door and a nook to the side as well as a low beam running left to right nearer the back. These features were best used, the garage door having been removed and replaced with a new infill wall with windows and a feature panel externally as well as space for a TV / Media central to the room. The nook is used as a study area, and the low beam position was ideal for the partition wall between the bedroom, ensuite and walk in robe. Furniture symbols are placed through the design, this allows the designer to check the position of doorways, openings and other fittings to ensure that the room flows and functions. - Return to top
The elevations show the proposed external finishes. Being a garage conversion the elevations were minimally changed, the main change being the removal of the garage door, this replaced with an infill wall with windows and feature panel. - Return to top
The cross sections through the garage conversion design show the ceiling heights and other features as well as the topping of the existing concrete floor level and ceiling insulation. In this project a beam runs through the existing garage ceiling. The electrical plan is an indicative layout showing the approximate locations of lighting, fans, electrical outlets and switches. During the design stage furniture symbols are placed in the room, this helps for the ideal placement of the electrical fittings to get the most practical layout. Contrasting grey and solid black assist indentifying the locations of the electrical fixtures on the plan and a schedule is produced indicating numbers of fixtures. - Return to top
