The following example upper floor house extension has been designed and drafted for an owner builder. SKETCH3D assisted the client formulate their home extension ideas and guided the client through the building design stage before preparing and drafting the working drawings. The upstairs layout is intended to be the clients own home privately separated from down stairs, allowing for the potential to convert the rooms below the upper floor as an airBNB or rental apartment.

The home extension design consists of plans for converting the space below the existing high set house into what is potentially a self contained apartment which could be used as short term rental or for longer term tenants. This house did originally have an upper floor of a poor build quality and layout which was uneconomical to modify and still achieve the overall goals. The original upper floor is demolished and a new, better laid out open plan home design replaces and improves how the house works, flows and feels. In effect a new build high set home.

The external appearance has had a total facelift. From a basic painted fibreboard box upstairs and a brick lower floor, with a low mono-pitched roof transformed into a coastal classic style. Featuring bold gables, a porch and a carport to the front and to the rear a large upper floor deck with usable outdoor enteraining space below

This design required boundary relaxations for the sides and front. In the process of improving the look and feel of the home the minimum setbacks are being pushed and so required a council development approval.

The house extension plans, designed and drafted by SKETCH3D are modelled in a virtual 3D environment, and so include an interactive 3D walkthough at no cost to the client, used to explore and assist in the understanding of the design rather than trying to read 2D plans alone. House extension - Existing Floor Plans

The existing upper and lower floor plans of this high set home have been drafted showing the relevant areas of the house as it stood before the new extension design was applied. The lower floor consisting of an empty undercroft has a grid of steel posts and timber beams. It was enclosed within brick walls and ready with a concrete slab. The existing first floor had a dated plan and the layout didn't take advantage of the site with the living areas facing the street and no outdoor entertaining areas. The first floor was constructed out of light gauge steel framing and was not a simple plan to modify to what the client wanted without extensive modifications. The client who is a carpenter by trade made the early decision to strip off the upper floor allowing for effectively a new home design over the existing structure.. - Return to top

The demolition plan indicates which elements are being removed and modified, the purpose of this plan is to assist the builder planning the new works and identify which areas being modified might require additional making good. The proposed lower floor home extension plan was designed to work with the existing grid of steel posts where possible, also keeping the external brickwork which was rendered and painted. A carport runs continuous from near the front boundary, below the upper floor side extension and opens out to the rear near the entertaining areas. A new porch accesses the converted space below the high set home, forming bedrooms, bathroom, living and kitchen areas. The proposed first floor home extension plan was designed to sit over the existing upper floor structure with a new layout which takes advantage of the views over the rear yard. The open plan arrangement has a large entertainers kitchen, living room and dining, the living space opens up to a decent sized balcony for outdoor entertainment. The home is extended to the side to create a generous master bedroom with a walk in robe and ensuite. The family bathroom is also within this side extension.
