The following example first floor extension plans have been designed and drafted for a home owner wishing to cover an existing upper floor deck, provide more living space and open up the internal floor plan. The existing upper deck has views over Moreton Bay and catches the coastal breezes. The make the most of the deck SKETCH3D designed a roof with an open gable with a feature truss and insulating composite roofing providing clear spans and clean lines, ensuring an open feel, yet providing shelter from the suns radiant heat and rain.

An existing enclosed front balcony has been redesigned to use insulated materials. As part of the reconstruction, existing structural walls have been modified to provide an open floor plan, free of supporting structure interupting the flow of the room. Other internal alterations allowed for the living and kitchen spaces to become more open plan, suiting the desired lifestyle of the home owners..

The ground floor of this house extension design consists of minor changes to enable a larger garage door to be installed. The upper floor had an existing deck which required a roof over, this accomplished with steel framing and long span insulated roofs fixed back to the existing structure. An existing enclosed balcony was opened up into the existing living room. Set high up on a hill, there are existing views over the suburbs to the bay, it was important to give the clients a shaded outdoor room utilising the space they already had and ensuring the best views and breezes were captured.
