The following example house plans was drafted for a spec. home developer in Mermaid Waters on the Gold Coast.
Sketch3d worked with the developer to modify and refine the design to value engineer the house design to meet the market and in so provided the client with many itterations within the fixed fee service to come to the final design which was agreed upon to move forward with.
The design incorporates 5 bedrooms, a courtyard pool, a multi-purpose / media room, an open plan kitchen, family and dining room as well as a separate lounge room. The main living spaces faced the courtyard making the pool generally visbile from most of the living areas.
A large alfresco to the rear provided outdoor dining and had views over the canal to the rear. The master bedroom also had access to the views to the rear.
A mixture of external finishes were chosen, to the front painted render, stone cladding and profiled vertical cladding setting the modern theme. The rear of the house was mostly painted render. Down the sides of the house Easylap cladding was chosen as this would hardly be visible and didn't justify the cost of rendering as well as the additional skin required to carry the render.
The home design drafted by SKETCH3D are modelled in a virtual 3D environment, and so include an interactive 3D walkthough at no cost to the client, used to explore and assist in the understanding of the design rather than trying to read 2D plans alone. Projects involving external works benefit from 3D views as part of the drawing package to explain the intended design to all of the contractors as well as providing a cover sheet to the design documents. The 3D views clearly show the external appearance and the different materials. The use of black and white / greyscale keeps printing costs and file sizes low. The new home plans drafted from the clients own original sketch consists of 5 bedrooms, living spaces, kitchen, outdoor room and double garage. One feature to note of this home is the central courtyard which ensures through ventilation via louvre windows, it also has a plunge pool central to the entire house. The rear elevation faces the canal as is set back as far as practical so as to not encroach the waterway setback and be affected by the flood levels as set by the council. The slab plan provides a clear setout of the structural slab with steps, the courtyard as well as an indication of the waste fixtures being installed. In this design the internal courtyard requires drainage and so it is indicated that the garden bed is to be drained. - Return to top

The driveway detail is to be read inconjunction with the site plan, the detail isolates the area of concrete driveway and shows its shape and dimensions as well as the plan area. The concreting contractor will use this for their estimating and setting out on site. The driveway gradient has been calculated and detailed to demonstrate compliance with the maximum gradients permitted. - Return to top
